In una splendida posizione sulla costa sarda, la villa si trova in una zona tranquilla e residenziale immersa nella tipica e profumata macchia mediterranea locale. La vista sull'isola Tavolara (vedi raccolta fotografica), rende unico il paesaggio: lo splendido massiccio calcareo con spiagge e piccoli ristoranti si trova in un Parco marino protetto.
Olbia è a 10 chilometri e tutti i servizi sono a pochi minuti: le spiagge, i centri sportivi, il Centro Commerciale, l'aeroporto e il porto.

La villa indipendente offre ogni comodità: tre camere da letto con 6 posti letto, doppi servizi, cucina abitabile, sala con camino, terrazze-patio arredate per pranzare all'aperto con vista mare, un'ampia taverna ed un grande giardino (2600 mq) con doccia esterna e parcheggio riparato.
L'abitazione è di circa 150 mq, con zona notte separata dalla zona giorno; il tetto è una terrazza-solarium, mentre al piano vi sono due terrazze, all'entrata e fronte mare. L'acqua potabile è fornita dall'acquedotto, con una cisterna esterna aggiuntiva dotata di autoclave.

Le spiagge di Porto Istana, di sabbia finissima bordate da promontori di scogli, sono a 5 minuti a piedi e 2 minuti in auto, con bar, ristorante, servizi spiaggia, campo da tennis, noleggio pedalò e surf. Le mete turistiche vicine sono molte e di rara bellezza: Porto San Paolo, Capo Ceraso, Capo Coda Cavallo, le spiagge di San Teodoro verso sud e verso nord la Costa Smeralda.

Porto Istana is an optimal choice for the tourists that arrive in Sardinia by plane or by ships, because the airport or the harbour are only 15 minutes with the car. In Porto Istana you can find pizzerias, bars, water-sports with rental of surf, tennis fields and markets.
To reach the Villa, from Olbia, you must take the road SS125, that conducts to Murta Maria and Porto Istana (about 10 kms). Nearby, there are various beaches with very fine sand and the water of the sea has wonderful colors. The exclusive villa is located on a 2600 sqm huge private ground, with barbecue, an external shower, car shelter and the roof is a terrace-solarium. The elegante Villa is surrounded by the mediterranean garden, here you've optimum privacy, with a fantastic view to the sea and the Tavolara island at a really nice position, in a Protected Marine Park.
The Villa is about 150 sqm: there are 3 terraces, where you can place the garden furnitures (supplied) and a wide tavern. From the roofed terrace, with view to the sea, you can enter the living/dining room which is equipped with a comfortable couche, a chimney and a dining table. The kitchen is separate with refrigerator/freezer and plain cooking with oven. One room has a double bed and a bath, shower, toilet and bidet, the other two bedrooms have twin beds (convertible into double beds) and bathroom with shower, toilet and bidet (for 6 people).
At 600 mt from the sea, the beach can be reached within 5-7 minutes by foot, or in 2 minutes by car.
